When taking out house insurance cover for the structure of your property their are two main factors to consider as with your contents cover. Make sure you have the right level of house insurance cover. The replacement cost of your home is not it's market value. It is the cost of rebuilding it in the case of total loss. This is usually far less than the market value but it could be more. How do you determine what the right level of cover is for your property ? Generally a good starting point is the survey report which you normally have completed when you purchase your property. This estimation for your mortgage provider normally provides an estimation of the rebuilding cost based on the number of bedrooms, the postcode and age of the property.

Some insurers may set an upper limit on the sum insured for your property, which in many cases is far more than the level of cover needed. If you want to be sure you have the correct level of cover for your property you can check the approximate figure yourself using the online calculator at :

Once you have decide on the correct level of cover for your homes structure look at the exclusions to the policy you are looking at buy. Common exclusions to most properties can be subsidence, flooding acts of war or terrorism. However there may be other exclusions on your policy which you should know about, for example if you leave your home empty for long periods of time will your property be insured? This is naturally very important for your homes contents cover but it is also important for your homes structure. If for example your central heating pipes were to burst whilst you are on holiday for a prolonged period of time or your home is empty whilst you are away and their are freezing weather conditions, you may not be be covered. This may be unlikely but it is worth being aware of. Before taking out buildings cover make sure you get full details of the exclusions on your policy you are aware of what you are and are not covered for.
